Loft Conversion — Design & Build

This project involved the design and construction of a dormer loft conversion in a London home, creating a self-contained upper level with an open-plan bedroom and kitchen, bathroom, and balcony. The intervention combines architectural restructuring with a cohesive interior language based on birch plywood lining and bespoke joinery.

The project was delivered as a full Design & Build service, including construction drawings, cost analysis, and coordination with structural engineers and building control. The design emphasises clarity and material consistency, with plywood used throughout to unify walls, ceilings, and furniture into a continuous interior.

Externally, the extension is defined by Shou Sugi Ban timber cladding, new roof structures, and carefully integrated openings, while the addition of a balcony with bespoke steel railing extends the living space outward.

  • Installation of boiler and hot water tank.

Electrical

  • Complete new electrical installation throughout the loft.

Access & Fire Safety

  • New staircase to loft level.

  • FD60 fire-rated internal door.

Balcony

  • External timber decking.

  • Bespoke steel railing.

Construction Strategy

  • Integrated design and build approach combining architectural intervention, structural works, and bespoke joinery, unified through a consistent material palette and precise detailing.
